An interesting property in two lots is coming for sale in the south east - one lot is located near Graiguenamanagh in Co Kilkenny and the other at nearby St Mullins in Co Carlow.

A 17ac parcel at Priestvalley, Valleymills near Graiguenamanagh, Co Kilkenny is described by Matthew Conry of selling agents Dawsons as a nice piece of grazing ground in permanent pasture with plenty of road frontage.

The land has no buildings and comes to auction with a guide price based on agricultural prices. Matthew Conry is expecting good interest from local farmers, "The parcel would make an ideal addition to an existing farming enterprise" he said.

The property is guided prior to auction at €8,000/ac.

Moving a few miles further south, the same auctioneer will deal with a second lot, 12.6ac at Ballycreinnigan and Ballyling at St Mullins in the southern end of Carlow where the county just about keeps Kilkenny and Wexford apart. This property extends to 12.6ac of grazing and comes with a derelict, two storey stone farmhouse and the remains of an old stone forge.

According to Mr Conry the buildings have tremendous potential.

"They are set on a magnificent site in the foothills of Mount Leinster with excellent views," he said. Indeed with some sensitive renovation the buildings could be transformed into residences of great character.

The presence of these buildings, Matthew Conry believes, could smooth the path to the required planning permission. This property is guided at auction at €6,000 to €8,000/ac.


Both parcels will be sold at auction at the Duiske Inn, Graiguenamanagh, Co Kilkenny at 3pm on Wednesday November 16.

Meath Auction

Staying in Leinster, Coonan auctioneers are handling the sale of a 27ac farm with a small equestrian yard at Pelletstown, Drumree in Co Meath.

It is on the private treaty market with a guide price of €320,000.

Located between Batterstown, Trim and Dunshaughlin the holding is 15 minutes from the M50 and five minutes from the N3.

Set in a renowned farming and bloodstock area, among the neighbouring holdings is the home of the famous Barry Geraghty.

The holding is set on 27ac of good ground in four manageable divisions and has been farmed organically for the past number of years.

According to Phillip Byrne of Coonans it contains a nice neat yard with a stable block, a haybarn with a double lean-to and a dungstead.

The property could be transformed into a compact residential equestrian holding, given the appropriate planning permission.
