It is a rare thing to find a compact farm for sale in north Kerry. With that in mind, a 75ac residential holding at Meelcon, Tarbert should stir some interest when it goes for auction on Wednesday, June 8.
A guide price of €940,000 is being quoted for the holding which is located three miles from Tarbert on the Ballylongford road.
The farm enjoys extensive road frontage with excellent views over the Shannon Estuary. The auctioneer, Pat Kelly of Tarbert, says that this is a significant farm sale.
"This is the first public auction of land in this area in many a day. Most land that comes on the market around here is in small parcels and its sale is often conducted privately between family and neighbours," said Mr Kelly.
The land is in six to seven divisions separated by electric fencing and well maintained hedgerows with a mains supply of water.
All in pasture, the ground is renowned locally as being of good quality. The former owners are now deceased and the farm has been let for a number of years. A 30ac section across the road from the house is considered to be the best of fattening land.
The residence is a large modern bungalow set in 1.75ac of mature shrubs and lawns. The accommodation comprises five bedrooms, one ensuite, a large kitchen, dining room, living room and bathroom, with garage and storage sheds to the rear. The house is in excellent repair and, according to the auctioneer, is in 'turn-key' condition for any prospective buyer.
The outbuildings include a slatted shed, a disused milking parlour and a wide range of stone buildings that could be restored.
