A beautiful thatched cottage on 42.5ac with outdoor offices and a large workshop at Geashill in Co Offaly is attracting huge interest from far afield.

It is for sale by private treaty with an overall guide price of €485,000. The property can also be bought in a variety of lots.

The house and farm is located just 14km from Tullamore and 6km from the village of Geashill.

The cottage was the home and workspace of a man renowned for decorating and refurbishing public houses and he has brought all his skill and ingenuity to this particular place.

While remaining faithful to its origins the cottage allows for all modern living comforts.

It includes features such as an open hearth fireplace, underfloor heating, stained pine floors, cast iron and sash windows, slate tiled floor and under floor central heating all add to the rich and inviting atmosphere within this home.

The accommodation includes a kitchen/living room, which boasts underfloor central heating and a fitted kitchen. The sitting room/dining room has a cast iron open fireplace.

Other accommodation includes two bedrooms with timber floors, one of which has a fireplace. There is also a fully fitted bathroom.

Outbuildings

The outbuildings are presented in line with the features of the house.

Included is a large four-span round roof shed with an adjoining four-span lean-to with loft where the total floor area including loft is 2,930sqft. This shed is adjoining a large concrete yard area.

Gordon Cobbe of selling agents GVM Tullamore says the property was for sale without the house and sheds for some time but since the residence and yard were added it is attracting enormous interest from Tullamore to Texas with floods of calls coming in since it went up on the auctioneer's website last week.

"It's the hottest property we've had for a long time," he says.

Mr Cobbe says the land is all in one block and made up of 32ac of prime grazing ground with 7ac of conifer forestry and a 3.5ac parcel that will be offered with the house. The forestry comes without premium payments.

The property will be offered for sale in lots or as an entire with the 3.5ac with the house and sheds guided at €180,000, the 32ac parcel of grazing ground will be offered at €270,000 and the 7ac of forestry at €35,000.
