When an entire farm can be described as good dry land suitable for livestock or tillage, you know that it has to be good.

When the property is located in Golden, Co Tipperary, you have the added attraction of being in the heart of the Golden Vale.

Auctioneer Matt Ryan is selling a lovely 94ac residential farm at Ballygorteen, Golden. The land has a great reputation in the locality for its fattening qualities and its capacity to deliver high-yielding crops.

It also has plenty of road frontage. This is an executor sale. The previous owner farmed some of the land and let the remainder.

"It is in top condition and as a good dual purpose holding as you are likely to find," explained Mr Ryan.

The residence is a 1970s- style three-bedroom bungalow, in a beautiful setting. The house includes a sitting room, kitchen/dining room, bathroom and an entrance hall. It has oil-fired central heating and double glazing, through a good deal of refurbishment is needed.

The holding will be sold at auction at the Cahir House Hotel on Wednesday, October 6, at 3pm. Matt Ryan intends to offer the property in three lots; lot one comprising the entire; lot two made up of the residence, farmyard and 70ac; while the remaining 24ac will make up the final lot.
