Much of the land coming onto the market currently is located on the outskirts of towns and villages.

A 97ac farm, 4km from Ennis town centre will be sold at auction on June 22 with a guide price of €350,000-375,000.

It comes with extensive frontage onto the River Fergus and Ballyalla Lake. Ballyalla is one of the more popular residential areas surrounding the Co Clare town.

The land is described by auctioneer, Noel Costelloe, as of mixed quality, with about 25ac of very good meadow on elevated ground and a further 60ac of good summer pasture.

However, the land needs attention and good husbandry to return it to its full potential.

The ample road frontage with the property means the holding could, with the requisite planning permission,be transformed into a decent residential farm.

The farm will be sold by at the Old Ground Hotel, Ennis, Co Clare, at 3pm.
