84ac dairy farm in Golden Vale's heart

A guide price of €850,000 or just over €10,000/ac is being quoted for Tipperary property Ballyfowloo House and 82.41ac that goes to auction in July.

The residential farm is located in the heart of the Golden Vale, only 4km from Cashel, 12km from Fethard and 16km from Clonmel.

It is described by Celia Lamb of selling agents, Knight Frank, as a "superb dairy farm, a charming residence, and extensive farm buildings".

The house is a fine two-storey Georgian family home that has been renovated and restored in recent years.

The accommodation includes an entrance hall, a drawing room and sitting room, both with period fireplaces, and a kitchen that is fully fitted with oak units.

The ground floor also includes a play room, a utility-room and toilet, while upstairs there are four bedrooms and a bathroom. The house has wooden floors throughout and double-glazed windows. The property is entered through pillared gates and an avenue sweeps up to the front of the house and around the side to the yards.

The house is surrounded by lawns and gardens decorated with mature trees, while an old traditional courtyard with the house comprises two large stone sheds.

According to Celia Lamb, this is a compact farm with a fine house and great potential. Knight Frank and Cashel Livestock and Property Sales are jointly handling the sale.

The farm will be auctioned at 3pm on July 25 at the Cashel Palace Hotel, Co Tipperary.
