75ac top-quality tillage land in the heart of Kildare
Seventy-fiVE acres of top-quality tillage land has come on the market in the heart of Kildare. Located at Booleigh Little, Fontstown, about seven miles from Kilcullen and six miles from Athy, the lands are to be auctioned on July 1 with a guide price of €9,000/ac.
The farm, currently under corn, is in one block with four large fields and comes with over 200m of road frontage. According to local estate agent Paddy Jordan, the lands are suitable for all types of farming with a natural water supply and no waste whatsoever.
"The soil is classified under the Fontstown Series in The Soils of Co Kildare and is almost entirely limestone ground. It has a wide use range and, together with the Athy Series, these soils are largely responsible for south Kildare's reputation as a tillage area," Mr Jordan explained.
He said the property is for sale by the current owner who had farmed it as an outfarm for the past seven to eight years. While there are no buildings on the land, one of its attractions is that it comes with full planning permission for 30 boxes.
"As well as being at the heart of corn country, the area is also home to many fine equestrian properties. The planning permission for 30 boxes opens up the possibility of reseeding the ground and changing its use. The 200m of road frontage could mean there is an opportunity to build a dwelling house on the property, subject to planning permission of course," Mr Jordan said.
Paddy Jordan maintained that the guide price of €675,000 or €9,000/ac reflected the market and he already had a lot of interest, both from locals and further afield, he said.
The auction takes place at 3pm on Friday, July 1, at the Keadeen Hotel, Newbridge, Co Kildare.
