€600,000 guide for Wicklow farm

A compact residential farm extending to 33.5ac at Kilpeddar, Co Wicklow, is coming to the market with a guide price of €600,000.

Auctioneer Stephen Clarke expects the holding to sell in two lots. The house and outbuildings on two acres make up Lot 1, which comes with a guide price of €270,000. Lot 2 comprises the remaining 31.47ac and this has a guide of €330,000.

Known as Tinnapark Lodge, the property is located close to the village of Kilpeddar and the M11 motorway. The property is accessed via a right of way over an established residential laneway.

The lands are laid out in a number of divisions that gently slope away from the road. One of the fields has around 80m of road frontage and may have development potential subject to relevant planning permission and standard restrictions. The remaining land is accessed via the road frontage field and also via right-of-way over the laneway.

The ground is described by Stephen Clarke as of excellent quality and although currently overgrown it is ideal for tillage or high quality grazing.

Set on a mature site, the residence is a detached, three-bedroom cottage in need of some modernisation.

The outbuildings include two sheds, and stables adjoining a big hay shed.

The buildings are block-built and need some work.
