A small residential tillage farm at the heart of good tillage country at Russellstown near Athy, Co Kildare, is coming to auction tomorrow with a guide price of €420,000 or €10,000/ac.

The 42ac property is located on the old main Dublin/Athy road, about 2.5 miles from Athy. It is in fine farming hinterland and in an area reputed to have some of the best land in Kildare. Set on a crossroads, the holding has road frontage on to two roads, the old main Athy to Dublin road and the Inch to Burtown road.

The land is laid out in two big fields and is all currently under tillage. The ground is described by auctioneer Brian Farrell of Brophy Farrell as top quality, free-draining land that is well regarded in the locality for its fertility. The bungalow, which is set back from the road, was built in the early 1970s, is in good order and extends to 1,400 sq ft.

The accommodation includes an entrance hall, sitting room, dining room, living room, kitchenette and four bedrooms, along with a bathroom and a separate WC.

The outbuildings consist of a haybarn at the rear of the residence, with a number of sheds attached.

Mr Farrell expects a range of customers to show active interest in the property.

This interest could range from people in search of a rural residence and some land to local farmers wishing to extend. With that in mind, the holding will be offered in lots or as an entire.

Lot one will comprise the bungalow and outbuildings on c.6.21ac. Lot two will be a non-residential parcel extending to c. 21.71ac.This division is located with road frontage on to the Athy/Dublin road and laid out in one large division currently in tillage.

The auction takes place tomorrow at 3.00pm at the Killashee House Hotel, Naas, Co Kildare.

Brophy Farrell auctioneers are also handling the private treaty sale of 28ac with a derelict house and outbuildings at Great Connell, Newbridge, Co Kildare.

Located 3km from Newbridge, the property is described as good ground that runs down to the Liffey, where it has extensive river frontage.

The property is divided by the M7 motorway with 8ac accessed by an underpass, while the remaining portion is located nearer the town and adjoining a residential development.

Mr Farrell is quoting a guide price of €295,000 or between €10,000 and €11,000/ac for the lands.
