£290k investment in Meath farm can pay its way

INTEREST is expected to be high in a 37ac residential farm on sale at €290,000.

The price equates to €8,000/ac, but the holding comes with a traditional Land Commission house and farmyard that provide additional value.

The residential farm at Derrypatrick, Drumree, Co Meath, is being handled by Raymond Potterton Auctioneers.

An executor sale, the property will go to auction next Tuesday, July 10, at 3pm.

The holding is located off the Trim to Dublin Road, five miles from Trim, seven from Dunshaughlin and 12 from Navan.

The residence, which could do with refurbishment and modernisation, has been extended over the years and is now a five-bedroom house with living room, kitchen/dining area and bathroom.

The buyer will be required to construct a new septic tank system and connect mains water, which passes by the property.

The land is split into four divisions, all in grass and bounded by mature hedgerows. A river runs along one side.

The farm, which has limited road frontage, has its own road entrance separate to the residential entrance.

According to Ronan McKenna, of Raymond Potterton Auctioneers, the land has been rented for a number of years but remains in good heart.

The farmyard is of the traditional type with a number of small stone buildings and a three-bay hay barn with a lean-to on a concrete yard.
