17ac of prime Kilkenny land goes up for auction

A 17ac parcel of prime farmland near Kilkenny is to be sold at public auction early next month.

The roadside property is located at Coolapoge, close to Cuffesgrange, just 1.5 miles off the Kilkenny to Callan Road and around 5.5 miles from the 'Marble City'.

Selling agents ERA Donohoe Properties, Kilkenny, are guiding the sale at €10,000/ac.

Currently in grass, the land is of excellent quality and laid out in three divisions. It is well-fenced with mature hedge boundaries and stud-railed paddocks, however, any new owner will have to establish a water supply.

Given its extensive road frontage, it has the potential for development of a once-off house subject to the necessary planning consent.

According to Ed Donohoe, of Donohoe Properties, this is a "smashing parcel of land" and should attract a range of customers from the hobby farmer to the farmer who wants to expand a current farming enterprise.

The land will be auctioned at the Clubhouse Hotel, Patrick Street, Kilkenny, at 3pm on Friday, April 8.
