A substantial 147ac residential farm situated between Longford town and the picturesque village of Ardagh has come on the market with a guide price between €600,000 and €700,000.

Located at Aghintemple, two miles from Longford and two miles from Ardagh, the property is described by Dillon Murtagh of Mullingar-based selling agents Murtagh Bros, as a fine holding that could do with some work.

It includes a residence and yard on 96ac of land that is mainly good grazing ground and it also includes 7.22ac in Sitka Spruce forestry.

A 51ac parcel of more marginal land is divided from the main farm by the old Longford to Mullingar road. The property can be sold in lots or as an entire.

The house is a traditional two-storey farmhouse with accommodation that includes four bedrooms. It has been unoccupied for several years and needs extensive refurbishment.

The first lot to be offered for auction will be the 96ac, including the forestry, the house and the yard.

This land has plenty of road frontage and the yard is of the traditional kind with some useful sheds but overall it is quite dated. A guide of between €6,000 and €7,500/ac is quoted for the better land.

The second lot comprises more marginal land with good road frontage.

It is described by Mr Murtagh as suitable for planting and could be of interest to forestry developers. The last lot is the entire 146.7ac holding, including the house and yard. The auction takes place on Friday, May 30 at 3pm at the Longford Arms Hotel, Longford.

Murtagh Bros are also handling the sale of a 21ac non-residential farm at Leney, Mulyfarnham, Mullingar that comes to market with a guide price of between €125,000 and €150,000.

Located a mile off the N4 Dublin to Sligo road, a mile from Multyfarnham village and a mile from Lough Derravaragh, the farm is about 15 minutes from Mullingar.

The elevated lands are all under grass and well-fenced with water provided from the main supply.

There are fine views over the surrounding countryside and, pending planning permission, the farm would make an ideal residential holding for the part-time farmer.

The property will be sold at auction on Thursday, May 22 at 3pm, at the Greville Arms Hotel, Mullingar.
