One of the more substantial farms for sale by private treaty is a 130ac farm at Dowdenstown, Ballymore Eustace, Co Kildare. It is for sale by HT Meagher with a guide price of €10,000/ac.

Located about 6km south of Naas and 4km north of Ballymore Eustace, the holding has about 10ac fronting on to the R411 road between Naas and Ballymore Eustace.

The bigger part of the farm to the rear is laid out in nine divisions with plenty of access to a secondary road and a laneway to the east.

It would be possible to further divide the lands into smaller parcels that can be sold in lots of 30ac or so if the market demands.

Meanwhile, at Woodfield, Clara, Co Offaly, Peter Scully of GVM Tullamore is bringing to auction a 106ac farm with a working farmyard that is to be sold in lots. It comes with a guide of about €8,000/ac.

Located one mile from Clara, five miles from Moate and eight miles from Tullamore, the land is all in grass and comes with a 15ac parcel of bog.

PRIME

About 47ac of the land is described as the best of ground and this will be sold in a lot that also includes a farmyard with a number of slatted sheds, open sheds and a silage pit.

A further 14ac of prime land will be sold separately, while 22ac will be offered with a derelict two storey house. The last two sections comprise eight acres of heavy ground and 15ac of bog. The latter has been attracting a lot of attention due to the restrictions on turf cutting in the Clara area.

The farm's roadside location makes it accessible to a range of different customers and Peter Scully is hopeful that it will sell in its lots or as an entire when it comes to auction at the Bridge House Hotel, Tullamore at 3pm on Friday, July 19.
