A substantial parcel of Co Meath land, complete with extensive road frontage, is coming to auction in the middle of next month.

Located between Kilmessan and Kiltale near Grange Agricultural College, the 105ac property comes with a guide price of €9,000/ac.

According to Pat O'Hagan, of selling agents Savills Country, the non-residential holding is all in grass and laid out in decent-sized fields.

The farm is well fenced, with a mixture of natural hedgerows and post and rail fencing, and is well secured by good gates. The land is the best of Meath ground and, aside from one small square of wet ground, is well drained and dry.

With an address at Kiltale, Dunsany, the holding is situated just off the R154 Dublin to Trim road. It is 2km from Kilmessan and Dunsany and 7km from Trim and Dunshaughlin.

Extensive

There are no buildings with the property but it enjoys extensive road frontage onto two roads and limited road frontage onto a third.

With the requisite planning permission, the holding could be developed as a stand-alone residential farm with outbuildings or a substantial out-farm.

Mr O'Hagan said that the property will be sold in lots. Lot one consists of 62.456ac, lot two is 42.562 and lot three, the entire, is made up of 105.018ac.

He is guiding the lands at €9,000/ac and is confident that the quality of the ground and the location will see it break the €1m mark when it goes for auction.

The sale takes place at the Station House Hotel, Kilmessan, Co Meath, at 3pm on Wednesday, September 14.
