The sale of a 67ac section of a farm at Grangecon, Co Wicklow, is sure to attract keen interest when it goes to auction later this month.

The residential farm is described as “excellent land” by auctioneer Paddy Jordan, with the land suitable for either pasture or tillage.

The property is located just 1.5km from Grangecon, 9km from Dunlavin and 16km from Baltinglass. It is also within easy reach of the new M9 motorway.

The farm is being offered for sale in two lots. Lot one includes the house and yard on 42ac, while lot two comprises 25ac adjacent to Rathsallagh Golf and Country Club.

Lot one, the house and yard on 42ac, makes up a compact residential holding with top quality land and superb road frontage of about 2km.

The land is suitable for pasture or tillage and has been used for both in the past. The two-storey farmhouse extends to around 1,900ft2. It is adjacent to the yard but has its own separate entrance.

The downstairs accommodation includes an entrance hall, drawing room, dining room, kitchen/breakfast room, sunroom, bedroom/office and bathroom. Upstairs there are three bedrooms.

The yard is complete with a four-span haybarn with two lean-to sheds, a secure workshop with sliding doors and additional stone outbuildings.

The house and lands have been rented for a number of years, but Mr Jordan said both had been very well kept.

Lot two extends to 25ac of top quality land adjoining Rathsallagh Golf Club with good road frontage and excellent views. The land is currently in stubble but suitable for either grazing or tillage.

Paddy Jordan is confident the farm will attract a considerable amount of local and outside interest.

“This is excellent land in a good location and we expect strong interest from a range of buyers both from the locality and the wider area,” he said.

The property is being guided at €10,000/ac and the auction takes place on Wednesday, November 17, in Quinn's Public House, Baltinglass, at 3pm.
