Described by the selling agents as a "substantial, strategically located licensed complex", the former landmark pub occupies a prominent corner trading position at the junction of the Old Naas Road and Kylemore Road next to the Naas dual carriageway in Dublin 12.
At a guide price of €700,000, Lot one consists of the entire site, which comprises approximately 0.2 hectares and benefits from a Z6 zoning objective, which provides for "the creation and protection of enterprise and facilitation of employment".
Lot two comprises of the 218 sq m Kylemore House (right) premises. The guide price of €350,000 includes onsite parking for 25 cars.
Lot three is made up of the self-contained and fully-fitted 255 sq m Cabana Restaurant and its onsite parking for 20 cars.
It is being offered for sale at a guide price of €350,000 also.
Selling agent Shane Markey says he expects a strong level of interest in the property from a mix of both publicans and developers.
