Deadline for 'best bids' on €2m Sandyford House

Agents CBRE have been instructed to call for best bids for the landmark Sandyford House pub, situated in the heart of Sandyford Village, Dublin 18.

The property is zoned 'Neighbourhood Centre - to protect, provide for and/or improve mixed-use neighbourhood facilities' under the recently-implemented Dun Laoghaire Development Plan 2016-2022.

The overall site extends to 0.48ha (1.17 acres) and comprises a part single-storey, part two-storey, well-appointed licensed premises extending to some 1,230 sq m, with parking for more than 100 cars.

The licensed premises currently enjoys a high level of food, drink and off-licence turnover. In addition, there is a vacant retail property on the site.

CBRE are quoting a guide price of excess €2m for the entire property. CBRE's John Ryan and Peter Garrigan are requesting that best bids be submitted at 12 noon, on Wednesday November 16.

Commenting on the level of interest the property had attracted, Peter Garrigan said: "The asset has attracted interest from an array of interested parties including publicans seeking to expand their property portfolio and developers looking at re-development angles due to its favourable zoning, which may accommodate both commercial and residential uses."
