TWM retained to let detached office block

TWM Select has been retained to let a two-storey detached office block in Dundrum Business Park, Dublin.
Block 1 is the first block at the entrance to the park fronting Dundrum Road and has extensive frontage to Dundrum Road. The building is said to be fully fitted, and extends to 7,100 sq ft. It also has 18 car spaces.
The building is laid out over ground and first floors comprising a mix of open plan and cellular offices incorporating raised access floors, suspended ceilings, air conditioning and gas-fired central heating.
"The location is second to none from an accessibility perspective being a short walk from Windy Arbour Luas station which provides access to the city centre in 10 minutes as well as being close to the M50," said TWM.
TWM's Ollie Lyons is quoting a rent of €161.50 per sqm for the entire block but letting on a floor by floor basis will also be considered.
Meanwhile, the firm is quoting €225,000 for a residential site on the east side of Phibsborough Road adjacent to the Cross Guns Bridge in Dublin 7. The site fronts onto Phibsborough Road and the Royal Canal Bank.
