Three sites with potential for development and carrying a combined value of over €11m have been brought to the market by agents CBRE and BNP Paribas Real Estate respectively.

John Ryan and Peter Garrigan of CBRE's hotel and licensed trade division are handling the sale of the Sandyford House pub in south Dublin. Offers in excess of €2m are being sought for the property, which sits on a prime site of 0.48 hectares (1.17 acres) and comprises of a part single-storey, part two-storey, well-appointed licensed premises extending to circa 1,230sqm with car parking for over 100 cars. The licensed premises currently enjoys a high level of food, drink and off-licence turnover. In addition, there is a vacant retail property on the site.

The site is zoned "Neighbourhood Centre to protect, provide for and/or improve mixed use neighbourhood facilities" under the recently implemented Dun Laoghaire Development Plan 2016 - 2022 and offers redevelopment potential.

At nearby Sandyford Business Park, BNP Paribas Real Estate are seeking in excess of €3.75m exclusive of VAT for a 1.51 hectare (3.75 acre) site on Heather Road. The property benefits from zoning to provide for office and enterprise development under the DLRCC Development Plan 2016 - 2022 and Z3 ("office based employment use") under the Sandyford Urban Framework Plan.

There is also potential for a tall landmark building above the building height limit, subject to planning permission.

The site currently has a two-storey office building of 1,117 sq m, outbuildings, small stores and extensive car parking.

Elsewhere in Dublin, BNP Paribas Real Estate are quoting in excess of €5.4m exclusive of VAT for a prime industrial site at Cragg Avenue in Clondalkin.

Extending to a total area of 13.94 Hectare (34.45 Acres), the property is located within easy reach of the M50 corridor and benefits from full planning permission for a 30 MW data centre.

The property comprises a large triangular shaped site and includes two-storey offices of 2,132 sq m with an adjoining warehouse of 3,672 sq m, on a tarmacadamed site of 8.3 hectares (20.5 acres) with an additional 5.64 hectares (13.93 acres) parcel of undeveloped land.

The site is zoned to facilitate opportunities for manufacturing, research and development facilities, and enterprise related to industrial uses and business parks.
