Tenants now sought for Grehan's former offices
Tenants are being sought to occupy developer Ray Grehan's former company offices in Maynooth, Co Kildare, at a rent of around €52,000 a year.
The fully furnished offices extend to 405sqm and have been fitted out to the highest of standards. They extend across the ground floor of the J1 building at the Maynooth Business Campus which was one of the Grehan brothers' first major commercial developments.
Agents Hooke & MacDonald are quoting only €129.2 per sqm for the suite with its high quality furniture, zoned air-conditioning and a dedicated communications room with state-of-the-art IT services.
There is also an adjoining warehouse unit of 93sqm available, if required.
Other occupiers in the two storey J1 block include a mix of showroom and office occupants including First Class Kitchens, St John of Gods & AB Feeds.
NAMA appointed re-ceivers over a number of assets at Grehans' com-pany, Glenkerrin Homes, and these assets include seven office and warehouse buildings, totalling 11,600sqm, along with undeveloped sites for two further office buildings at the Maynooth Business Campus.
Including other properties not affected by the receiverships, the campus comprises 45,000sqm of office and warehouse units.
There are currently over 100 businesses and organisations employing 2,500 people at the campus.
Enda Moore of Hooke and MacDonald hopes to bring even larger offices at the campus to the market shortly. These would amount to up to 3,530sqm on the two lower floors in Block C, where Capita presently occupy the second floor.
Maynooth Business Campus is highly accessible, being located at Junction 3 of the M4, only 10 minutes drive from the M50 and Liffey Valley, while Maynooth Town Centre is just 2 km away.
The service charge is quite low at €8.07 per sqm and the offices also benefit from 24-hour on-site security in a fully managed and maintained campus environment.
Glenkerrin was one of the more ambitious property developers having paid then record prices for a number of high profile development sites in Dublin including the Veterinary College property in Ballsbridge, the Grange in Stillorgan as well as Ballintyre Hall in Dublin 14.
It was also engaged in a number of development projects in London.
