Stillorgan pub for €1.4m and D6 guesthouse at €1.5m
CBRE's Hotel and Licensed division have brought a selection of properties to the market this week in Dublin and Waterford.
John Ryan is seeking offers in excess of €1.4m for the landmark south Dublin pub, Bolands of Stillorgan. Occupying a pivotal position at the brow of the Old Dublin Road and Hill and Lower Kilmacud Road, the property is situated directly opposite Ireland's first and longest-trading shopping centre, Stillorgan Shopping Centre, and across from the Leisureplex entertainment complex, which is earmarked for major redevelopment. Ryan believes these and other developments in Stillorgan will offer the pub's new owners an excellent opportunity to exploit its trading potential.

Stillorgan is an affluent and well-established suburb of Dublin approximately 10km from the city centre and along with the adjoining suburbs of Blackrock, Foxrock, Cabinteely and Kilmacud, has a population in excess of 70,000 people.
Elsewhere on Dublin's southside, CBRE's John Hughes expects to secure in excess of €1.5m for the former Abrae Court Guesthouse in Rathgar. Located at the intersection of Zion Road and Victoria Road, the property offers a wide range of uses, Hughes says, including guesthouse, student accommodation or apartment conversion subject to planning consent.

The property is being offered for sale in one or more lots along with 12 four-star holiday homes (which can be sold together or individually).
Offers in excess of €450,000 are being sought for the pub and restaurant, while offers in excess of €95,000 each are being sought for the 12 holiday homes. There is a a small development site of 229 sq m (2,464 sq ft) between the bar, restaurant and holiday homes offering a further development opportunity (subject to planning permission).
