South Dublin offices for €2.2m
CBRE are quoting a price of €2.2m for the Pottery Road Business Centre, a modern office scheme located just 2km from the Cabinteely village junction of the N11 in south county Dublin.
The development, which is being offered for sale by private treaty in its entire, extends to approximately 4,234 sq m (45,576 sq ft) representing an approximate price per square foot of €48.27.
Briefly, the scheme consists of 19 fitted office suites covering some 1,949 sq m (20,980 sq ft) with an additional 2,285 sq m (24,596 sq ft) of office accommodation finished to developer standard.
Pottery Road Business Centre comprises a modern, four-storey office block of self-contained suites that have the benefit of 100 designated underground and surface car parking spaces.
The suites themselves vary in size from 150 sq m to 1,000 sq m.
The 19 finished suites consist of a mix of cellular and open-plan accommodation incorporating suspended ceilings with acoustic ceiling tiles, raised access flooring, male and female toilets and canteen.
The scheme generates a rental income of €56,298 per annum from three medium- to short-term tenants.
There is, according to the selling agents, "excellent potential" to immediately increase the development's rental income.
CBRE's David Scully says: "This asset is ideal for an investor who is interested in an asset management opportunity and looking to take advantage of the recovering suburban office market."
Pottery Road Business Centre is located just 13km from Dublin city centre via the N11.
The N11 provides access to all of the main arterial routes leading to and from the capital.
