Savills is seeking €1.2m for two regional development sites.
The agent has been retained to sell 1.63 acres of land of Ashbourne Town Centre - complete with full planning permission for 12 residential units - with a guide price of €800,000.
Elsewhere, lands at North Quay, Arklow, Co Wicklow - extending to approximately 2.21 acres - come to market with a guide price of €400,000. The site, which is said to contain a number of storage tanks and a warehouse building, is zoned "to promote and provide for mix-use development" within the Arklow Town and Environs Development Plan 2011 to 2017.
The Ashbourne site is situated 1.8km from the junction of the N2 and M2 motorway providing a direct link to the M50 Motorway and Dublin City Centre. It has full planning permission for 12 residential units comprising 10 four bedroom semi-detached and two three bedroom detached houses.
The property comprises a brown field site and, according to Savills, "benefits from approximately 48m of road frontage onto the Killegland Court residential development and 11m of road frontage onto Frederick St which is the main thoroughfare of Ashbourne Town".
Savills' Cianan Duff commented: "This type of site is exactly what the market is looking for at the moment. Its town centre location combined with full planning permission will no doubt ensure strong demand from potential buyers."
The Arklow site meanwhile is situated at North Quay, extends to approximately 2.21 acres and has a spectacular setting overlooking the Avoca River. It contains a number of storage tanks and a warehouse building and the immediate surrounding properties to the northwest, north and east are industrial in nature. The general area is dominated by the old IFI Industrial Complex to the north and east of the subject property.
The site is located in an area zoned Waterfront Zone; "to promote and provide for mix-use development" within the Arklow Town and Environs Development Plan 2011 to 2017.
