The One Building, a Sam Stephenson-designed office building located in Silicon Docks, is available for rent from €49.50 per sq ft.

The One Building features open plan office space with views of Dublin City. Originally built in 1972, it has been renovated to what the agents call the highest international standards, while conserving the character and lines of the original building.

Jones Investments Ltd, the company that redeveloped Dock Mill on Barrow Street which was sold to Google last year, is responsible for this development. It claims to have a "srong track record of delivering high end office accommodation to technology clients in the area as it previously also co-developed the Facebook Headquarters on Hanover Quay in 2008".

The €7m redevelopment of the One Building sees the property now extending to 45,000 sq feet over seven floors, including a penthouse, 44 underground car spaces and secure bicycle storage.

The redevelopment was overseen by Neil Burke Kennedy of NBK Architects.

With the shortage of high end office accommodation in the capital, Jones Investments identified an opportunity to redevelop and refurbish an existing design classic to help meet the demand of the market.

Modern features introduced include a high-impact reception area, facade treatment, raised floors, mechanical heating and cooling system, new lifts, new cores, fire systems, refurbished external areas, a basketball court, top quality shower and changing areas. With the latest technology and innovative approach, the building now has a BER B2 rating, performing as well as any new build.

From a location perspective, the positioning of The One Building is ideal for the modern connected workforce. The building is located within five minutes' walk from Grand Canal train station, numerous bus routes, a number of Dublinbike stations and a 15 minute walk to both Luas tram lines. Dublin Airport is only 20 minute drive from the building and it is also closely located to the M50 orbital route through the Port Tunnel.

DTZ Sherry FitzGerald is the sole leasing agent for The One Building. The quoting rent is €49.50 per sq ft and €3,500 per car space.
