Michelle McGarry of agents Colliers International has sold an exceptional Victorian property on Northbrook Road for €1.8m. The price achieved for the property exceeded the guide price by €100,000.

Commenting on the transaction, McGarry said: "Interest in the property was particularly strong from the outset, with the property appealing to both owner occupiers and investors. The property also has the potential to become a standout family home and enquiries from the residential sector were acute."

Number 12 Northbrook Road is a very fine double-fronted period building which has been refurbished to provide for impressive offices with full modern specification. Currently laid out in largely open-plan accommodation over three floors and comprising approximately 2,540 sq ft of net internal space, the property has an attractive redbrick finish, impressive window bays and south-facing rear garden.

While the property's new owners will have to apply for planning for a change of use before using it as a home, this is not expected to present any great difficulty as Northbrook Road is 90 per cent residential.

Number 12 is ideally situated. Equidistant between St Stephens Green and Ranelagh village, the house affords its occupants all the amenities a busy affluent village and the city centre have to offer.

Ranelagh LUAS is a five-minute walk and Charlemount LUAS also within a short walk.
