SAVILLS and REA Brophy Farrell are selling a development site in Co Kildare for €1m.
The site in Newbridge is at the southern end of the town's main shopping thoroughfare at Moorefield.
Extending to approximately 1.13 hectares (2.8 acres) it is described as having "extensive" dual road frontage on to the Edward Street to Ballymanny Road and the old Moorefield Road.
The site, which was assembled over a number of years, contains four detached residences, a derelict single-storey cottage-style residence, an enclosed tarmacadam compound fronting the main road; and an undeveloped greenfield site, also fronting the main road, with access to this site being from the old Moorefield Road.
"The layout of the site, the number of properties on same and its extensive road frontage provides total flexibility in terms of disposing of the property in one or more lots", said Savills Loman Dempsey of the joint selling agents.
Due to its location adjoining KFC, McDonald's and Finlay's Ford Garage and being opposite Woodie's DIY and Dunnes Stores, Savills say it is "likely" that there will be significant interest in this property from parties wishing to acquire the entire lot with an eye to future development in this very popular location close to all of Newbridges amenities including the Whitewater Shopping Centre and Newbridge College.
The site has extensive frontage to the main road and overlooks the local St Patrick's Church of Ireland.
The agents are quoting a guide price of €1m plus for the entire site.
In the event that there is sufficient interest in a number of lots, the vendors say they "are working from a blank canvas and they can divide the property into a number of divisions to suit particular purchaser's requirement".
