Large development site at Millennium Park for €2m

CBRE have been instructed to dispose of a 0.57 hectare (1.41 acre) site at Millennium Park, Naas, Co. Kildare.

The property,w hich is on the market for €2m, has full planning permission for a petrol station extending to 407 sq m (4,381 sq ft).

The property is zoned Q - Enterprise & Employment - under the Kildare County Development Plan 2011 to 2017 is described as providing "extensive frontage" onto the Western Distributor Road which is the main thoroughfare linking Naas with the neighbouring town of Newbridge.

The property is for sale by private treaty.

The site forms part of the 333.45 acre land holding bought by Tetrarch Capital in September last year.

"In addition to improved accessibility to Dublin City, Airport and M50 through the recently upgraded Newlands Cross, Millennium Park boasts a very strong occupier mix including Kerry Group, LIDL, AIB, GEA, State Street Bank (IFS Ireland) Ltd, The Commissioner of Public Works, Horse Sport Ireland, OFS (Oil Field Solutions) and SGS Ireland Ltd," CBRE said.

An Bord Pleanala signed off on planning permission for the M7 interchange (Osberstown Interchange) with direct access to the Naas Western Distributor Road 18 months ago.

It is hoped that the introduction of this interchange will "significantly improve" access to the subject property and assist in establishing it as a key development site.

The planning permission provides for a 4,381 sq ft gross floor area petrol filling station, with double height flared canopy resting on four steel pylons.

The development, if it went ahead, will encompass a net sales area of 1,076 sq ft and a restaurant seating area of 1,152 sq ft. The associated development will provide 41 car parking spaces, two car washes, six fuel pump stands and complementary services.

Peter Garrigan of CBRE believes that the provision of a petrol filling station at Millennium Park "will facilitate the continued expansion of the Business Park while the proposed interchanged will improve the accessibility and connectivity of the property with Millennium Park, Newbridge and the M7".
