Hooke & MacDonald have been retained as agents over what it calls a "good quality" mixed-use investment in central Dublin.
The firm is seeking €650,000 for the property (pictured), which is located on 63 Lower Camden Street in Dublin 2 and the agents say it has the "potential for further rental growth and capital appreciation".
The property comprises ground floor retail and three residential apartments within a "refurbished and modernised" building.
The property is about 100m away from the Bleeding Horse pub at the junction of Camden Street Upper and Charlotte Way.
The Harcourt Luas stop is about a three minute walk away. If the property is fully let the building will produce a total rent of €60,760 per annum.
The retail unit is approximately 70 sq m. It comprises a rectangle unit with kitchenette, bathroomm, and rear emergency access onto Pleasants Place.
The unit is said to be reserved for a mobile phone and laptop operator under a new 15 year lease agreement from June 2015 at a rent of €25,000 per annum.
Extensive renovations were carried out to each of the three apartments in recent years. There are two two bed and one studio apartment ion the upper floors of the premises.
The are currently producing an aggregate rent of €35,760 per annum.
