THEY were once the offices of one of the biggest advertising agencies in the country, but now they are available to let.
DTZ has been retained to find a tenant for the former McConnell's advertising firm headquarters at 70 Leeson Street in Dublin.
The agent is marketing the property to let, quoting a rent of €231.42 per sq m (€21.50 per sq ft), and €2,250 per car parking space per annum.
The property comprises a three-storey self-contained office building of "traditional period" construction, set in a terrace of similar properties. There is "substantial" car parking at the front of the building, with a large garden to the rear.
It is laid out in classical period office accommodation with reception area, a mix of private offices, meeting rooms and open-plan accommodation.
The building also provides a kitchen, shower room and bathroom facilities, along with a private garden for sole use of an occupier to the rear. The property is said to offer a "rare" opportunity of up to eight car spaces to the front of the building.
The unit extends to 238.1 sq m (3,047 sq ft).
DTZ Sherry FitzGerald negotiator David Reddy said: "This is an excellent opportunity for an occupier seeking self-contained offices with generous car parking.
"The prime location and situation of the property is perfectly suited for use as a headquarter office."
The building is said to present a "high-profile" position opposite the junction with Waterloo Road on Upper Leeson Street, Dublin 4. Leeson Street Upper links Morehampton Road and the N11 with Leeson Street Lower and St Stephen's Green.
The immediate area is served by numerous bus routes running directly past the property. The Ranelagh stop on the Sandyford to St Stephen's Green Luas line is within a short walk.
The site has been popular with advertising and media firms for some time. Apart from McConnells, WinWin was the most recent tenant at the property.
