Agents Murphy Mulhall are seeking offers in excess of €425,000 for a 0.36 hectare (0.89 acre) high-profile, infill development site on Court Place in Carlow Town Centre.

Located adjacent to Dublin Street, one of the town's main thoroughfares, the site comprises a former bank premises and extends to approximately. 603 sq m (6,490 sq ft).

The remainder of the town site consists of a surface car park, which is only partly in use.

There is excellent frontage onto Court Place and Athy Road, and the site, which is zoned town centre, has potential, according to Brian Gaffney of Murphy Mulhall for commercial and or residential development subject to planning permission.

Gaffney says he expects the property to attract interest from a wide range of local developers and builders given its attractive lot size and potential for redevelopment.

Carlow is an established regional centre and has an extensive range of amenities and services including the Mount Wolseley Hotel, Omniplex cinema development and Carlow Golf Club.

The town is home to the Carlow Institute of Technology which serves over 7,000 third level students.

Carlow is set to enjoy a significant boost next year with the expected opening of the new Carlow Central Shopping Centre, which is being anchored by retail giant Penneys. It will comprise around 200,000 sq ft of retail space, as well as 640 car spaces and a further 10,000 sq ft of office accommodation. The major development is set to open in time for the Christmas 2018 shopping period.
