The firm is marketing for sale by public tender what it calls a prime residential development opportunity in Celbridge in a high profile location on the Maynooth Road, within walking distance of the town centre and accessible to the M4 motorway. The site, which is zoned Objective C: New Residential under the Celbridge Local Area Plan 2010 to 2016, comprises an L-shaped site (pictured) extending to approx. 3.14 hectares (7.76 acres) with dual road frontage along the eastern and northern boundaries.

The property is for sale by public tender on the July 2 2015 with a suggested price region of €450,000 per acre. That would equate to just under €3.5m in total.

The surrounding area is mainly residential in nature including Beatty Grove, Thornhill and Castle Village Estates with Aldi and a Neighbourhood Centre located adjoining.

Celbridge and its environs provides all of the requirements of a modern family with all amenities including shops, schools, sports clubs, and bars situated close by.

It has "excellent" accessibility to major shopping centres such as Liffey Valley and Dublin, City Centre as well as multi-national employers like Intel, Hewlett Packard and Wyeth.

According to Billy Grogan of the sole selling agents the site comprises "one of the finest residential development sites to come to the market this year in an unrivalled location in the commuter town of Celbridge.

"The site is sure to command very strong interest from a range of parties, including builders and developers, given the short term development potential of the site".
