BNP Paribas Real Estate is seeking €1.1m for a Georgian office block at 41 Lower Baggot Street to the market for sale.
The property comprises a four storey over basement mid-terraced Georgian building.
The property is located on the north side of Baggot Street close to its junction with Fitzwilliam Street, and less than 1km east of St. Stephen's Green.
In a statement, BNP Paribas said 41 Lower Baggot Street consists of "well-proportioned rooms with a modern return to the rear".
The property extends to a floor area of 368 sq m (3,965 sq ft) approx. and is being sold with the benefit of vacant possession. The property is expected to generate considerable interest given its immediate proximity to the major new office developments at Miesian Plaza and the planned redevelopment of the ESB HQ on Fitzwilliam Street.
Darren Burke who is handling the sale said the property was "an ideal opportunity for investors and owner occupiers to acquire an office in the heart of Dublin 2".
