"[Scruffy Murphy's is] synonymous within the Dublin 2 office belt and is in a district that continues to enjoy vigorous commercial and residential development affording obvious potential to further develop the existing business together with alternative use potential subject to the necessary planning permissions," Mr Morrissey said.
Scruffy Murphy's is one of a number of properties being offered for sale by Morrissey's at present.
The firm is also agent for the sale of McDonagh's on Castle Street in Dalkey in south Dublin.
That pub is a residential licensed premises with gross internal area of 676 sq m.
It is said to have a "highly visible" trading position at the entrance to the town. That location gives it excellent potential" to develop a "high volume" food and beverage business that could be sustained all year round. Its plot ratio and zoning may also allow alternative uses.
