Savills is guiding €900,000 for a 5.25 acre site complete with planning permission for 45 residential units - in Bettystown, County Meath. This works out at the equivalent of €171,430 per acre or an average of €20,000 per unit.

House prices in the county have been the strongest in the country last year - rising by more than 18pc.

The site forms phase two of the existing Roseville residential development. Its existing planning permission allows for 18 two storey three bedroom semi-detached houses; 22 semis with four bedrooms and five detached houses of which four could have five bedrooms

Bettystown is located is 8kms south-east of Drogheda and is designated as a small town in the East Meath Development Plan 2014-2020. The subject site is located along the R150 just a few minutes' walk to Bettystown Beach and adjacent to the Bettystown Town Centre which is currently undergoing a major redevelopment.

Amenities in the area include the Laytown and Bettystown Golf Club. Bettystown contains part of a three mile stretch of beach which runs from Gormanston to the mouth of the River Boyne at Mornington.

Numerous bus services pass the Roseville estate daily and Laytown railway station offers a commuter train service to Dublin. Drive time to Dublin city is approximately one hour.
