€47.50 a square foot for Bloodstone space

LAMBERT Smith Hampton are seeking a tenant for part of one of the top office blocks in Dublin on a short term lease.

The firm have been retained to offer a fully fitted office suite at the Bloodstone Building in Dublin's "Silicon Docks" to the market by way of a short to medium term sublease.

The space can be had for €47.50 per square foot.

The office suite which overlooks Dublin's River Liffey comprises 205 sq m (2,207 sq ft) together with car parking if required.

The accommodation is fully fitted and currently laid out to provide a bright predominately open plan layout with boardroom and meeting room facilities. The space has benefited from substantial IT investment and will provide a subtenant with a turnkey solution in the Dublin's south docks.

"The accommodation will ideally suit a local or multinational company who are seeking short to medium term accommodation while they realise their growth expectations," said the firm's Joe O'Donoghue.

"The location is fast becoming a tech hub with names such as Facebook, Google, Ancestry and LogMeIn all located close by. The location also benefits from superb staff amenities with Grand Canal Dock and The CHQ Building a short distance away. The suite is expected to attract significant interest due to the diminishing supply of Grade A office accommodation in the city centre," he added.

The Bloodstone Building was part of a portfolio of four office blocks that were put on the market as the "Platinum Portfolio" last year. The investment giant Blackstone paid an estimated €100m for the Bloodstone Building along with Hume House and the nearby building Block B, Riverside IV.

The Bloodstone Building overlooks the River Liffey in the heart of Dublin's South Docklands.

The eight-storey property, provides 83,100 sq ft of Grade A office space.

The investment produces a current income of approximately €1.25m per annum and at the end of last year had about 35,000 sq ft vacant.

The vacancy at Bloodstone represents one of the few notable spaces available in the "Silicon Docks" area of the city, which is surrounded by the likes of Google, Facebook and other tech firms.

At €47.50 a square foot, the rent is close to the top of the market present. Rents may hit €55 per sq ft by the end of the year..
