The former John O'Brien Freezer Foods facility at Jamestown Road, Inchicore, Dublin 8, has been brought to the market by Savills for an asking price of €1.3m.

Located just off the Kylemore Road, and within easy access of Junction 9 (Naas Road) on the M50 motorway, the property comprises a temperature-controlled facility of approximately 1,579 sq m (17,000 sq ft) with a detached, two-storey office facility of 595 sq m (6,400 sq ft). The facility benefits from a clear internal height of approximately 9 metres, and is situated on a site area of 1.2 acres (0.48 ha).

The property has the benefit of three dock levellers with tailgate loading and a large yard providing ample parking and circulation for trucks. The property has the benefit of block walls to all boundaries.

Commenting on the oppportunity the property represents, Gavin Butler of Savills said: "There is a shortage of temperature-controlled warehouse accommodation currently on the market. This, coupled with the shortage of freehold opportunities in the locality, is likely to result in strong levels of interest for the property."

The shortage of industrial accomodation in Dublin is borne out in the latest statistics from CBRE. According to these, 38 industrial deals were signed in Dublin in Q1 2017 compared to 47 transactions signed in the same period last year.
